Our team and subcontractors have worked in dozens of high-rise buildings across Chicago. Before we get started, we be in touch with a building, HOA, or co-op to ensure compliance with bylaws. We partner closely with building engineers to coordinate freight elevator usage, working hours and to address any concerns. We are happy to disclose if we have worked in a building previously, but to be respectful of our clients’ privacy we do not publish a list of the buildings we work with.

Whether a Gold Coast condo renovation requires a Chicago building permit depends strictly on scope. Cosmetic alterations like wallcoverings, specialty finishes, lighting upgrades, and new plumbing fixtures typically do not require a permit under the City of Chicago Department of Buildings guidelines. Structural layout shifts, moving plumbing stacks, or altering electrical wiring will require a standard permit.

We carry robust general liability, workers comp and automobile liability insurance packages. As a licensed general contractor in the city of Chicago, we carry insurance coverage that meets the requirements to work in high rise buildings. High rise home repairs require a lot of planning in Chicago. Permission needs to be secured from all parties in advance, trades need to be scheduled, and the building’s team consult to reserve freight elevators or to schedule utility shut-offs. Our office-based team of project managers and coordinators handle these conversations in the weeks leading up to a project. That way we keep actual construction time down as much as possible to limit noise and disruptions.

Complying with city regulations and your building’s rules are the only limiting factors on what you can change about your condo. Of course, some changes make more sense that others (which is why we recommend working with an interior designer or architect). We’ve lifted over-sized refrigerators through windows via crane and made masonry repairs to building exteriors 60+ ft up.
